• Crimped, cracked, or flattened rubber. Run your hand along the underside of the bottom seal. Healthy rubber is uniform and springy. Texas UV and heat cycles will eventually turn it brittle, and once it cracks, it starts tearing away in chunks. A seal that’s flattened to half its original height has no spring left in it.
• Water or dirt pushing under the door in a rainstorm. Helotes gets proper downpours, and a garage floor with even a slight outward slope will channel water right under a worn seal. If you’ve got a wet line across the garage floor after a storm, that’s not a design flaw. That’s a seal that stopped sealing.
• The seal is no longer seated in the retainer channel. This one’s common on Clopay doors that had a universal seal shoved in by a previous owner or a handyman. The rubber pulls out of the channel on one end, then starts sagging and dragging across the floor. You’ll hear it scrape when the door travels.
