Clopay Weather Seal Replacement: The Helotes Owner’s Guide

We stock and install Clopay-compatible weather seal replacement in Helotes, and in most cases we can have your door sealed tight the same day you call. An installed Clopay weather seal replacement around here typically runs $110-$220 depending on your door width, floor condition, and whether we’re swapping just the bottom seal or the side and top stops too. That’s parts, labor, and our 90-Day Done Right Promise in writing before we start.

Most folks in Helotes figure out the seal is shot when they see daylight under the door at dusk, or when leaves, dirt, and the occasional lizard start showing up inside the garage. Sometimes it’s the draft first. Sometimes it’s a gray or black rubber strip hanging off the bottom of the door like a tired mustache. Either way, once that seal is cracked, flattened, or pulled loose from the retainer, your garage stops being a room and starts being a pass-through for weather, bugs, and whatever the wind carries.

Which Clopay Models This Applies To

Clopay builds weather seal systems across their main residential lines: the Classic, Gallery, Canyon Ridge, and Coachman series, along with older models sold through big-box stores under the Clopay badge. The bottom seal itself is a T-shaped or bulb-shaped rubber extrusion that slides into an aluminum or steel retainer channel bolted to the bottom of the door panel. If your door has a retainer with a single centered slot, you need the T-type. If it’s a bulb seal that presses directly into a C-channel, you need the U-type. Getting this wrong is the single most common mistake we see on weekend projects gone sideways.

One Clopay-specific gotcha: many of their newer doors use a narrower, stiffer retainer than the universal seals sold at the big-box stores. You can force a universal seal in, and it will hold for about three months before it walks out of the channel on the first hot afternoon. We keep genuine Clopay replacement seals and quality aftermarket equivalents on the truck that match the actual retainer on your door, not the one-size-fits-none strip hanging in aisle nine. Clopay’s bottom seal thickness ranges from about 1/4 inch on lighter residential doors up to 5/16 inch on heavier two-car doors in the Canyon Ridge line, and the length is cut to your exact door width, typically 8, 9, 16, or 18 feet for most Helotes homes.

We’re an independent shop. We are not affiliated with Clopay, but we’ve been matching their weather seal systems since 2004, and we know which of their seals interchange and which don’t. We also carry LiftMaster, Chamberlain, and Genie parts for the opener side of things, because a garage that seals tight still needs to open.

Signs Your Clopay Weather Seal Replacement Is Failing

  • Daylight showing under the door. The most obvious one. Lay a flashlight on the floor inside the closed garage, step outside, and look along the bottom edge. If you see the beam, the seal is no longer making contact with the floor. The rubber has compressed past its lifespan, or the door itself has settled and one side isn’t holding level.
  • Drafts, humidity, and dust inside the garage. Helotes gets wind that doesn’t quit, and that wind finds the gap. A failed bottom seal turns your garage into a dust collector, and in summer, it lets hot air pour in. If the garage feels like an oven before the sun even hits the door, the seal is usually the first thing we check.
  • Crimped, cracked, or flattened rubber. Run your hand along the underside of the bottom seal. Healthy rubber is uniform and springy. Texas UV and heat cycles will eventually turn it brittle, and once it cracks, it starts tearing away in chunks. A seal that’s flattened to half its original height has no spring left in it.
  • Water or dirt pushing under the door in a rainstorm. Helotes gets proper downpours, and a garage floor with even a slight outward slope will channel water right under a worn seal. If you’ve got a wet line across the garage floor after a storm, that’s not a design flaw. That’s a seal that stopped sealing.
  • The seal is no longer seated in the retainer channel. This one’s common on Clopay doors that had a universal seal shoved in by a previous owner or a handyman. The rubber pulls out of the channel on one end, then starts sagging and dragging across the floor. You’ll hear it scrape when the door travels.

Replacement Cost & What’s Included

For a standard Clopay bottom seal replacement in Helotes, you’re looking at $110-$220 installed. Where you land in that range depends on three things: your door width, whether the old seal is still riveted or screwed into a retainer that has to be removed and cleaned out, and whether the side and top perimeter stops need attention while we’re there. We price the job on the phone and hold that number when we arrive, because the price is the price. You’ll know the total before we touch the door, and it will not change between the driveway and the invoice.

Every weather seal job includes the new Clopay-compatible seal cut to your door’s exact width, removal and disposal of the old rubber, cleanup of the retainer channel, and a test run to confirm the door is sealing level all the way across. If your floor has settled and created a high or low spot, we’ll tell you honestly whether shimming the seal or adjusting the door will fix it, rather than selling you a seal that can’t do its job. The work is backed by our 90-Day Done Right Promise, written on the invoice. If it’s not right, Otto comes back and makes it right.

Keep in mind: if the seal failed because the door itself is out of level or the panels are damaged, that’s a separate issue. We’ll show you what we’re seeing and give you a straight answer. We don’t sell a seal to a door that needs a panel.

DIY or Call Us?

Replacing a Clopay bottom seal is not a dangerous job the way torsion springs and cables are. But it is a job where the little mistakes cost more than the labor would have. The most common failure we see from DIY attempts: the homeowner buys a universal seal that doesn’t match the Clopay retainer, fights it in with dish soap and a screwdriver, and then watches it fall out three weeks later. Or they cut the seal a half inch short and now there’s a permanent gap at one end.

If you want to try it yourself, here’s what you can safely check: measure your door width exactly, pull out a small section of the old seal and look at the profile, and confirm the retainer channel itself isn’t bent or corroded. If the retainer is damaged, stop there and call us at (830) 510-1726, because you’ll never get a new seal to seat in a mangled channel.

For most folks in Helotes, the honest math is simple: we show up with the right seal, the right tools, and the job’s done in under an hour, backed for 90 days in writing. If I wouldn’t put it on my own door, I’m not putting it on yours.
